What a full system replacement actually includes
A "new HVAC system" in Florida usually means three pieces of equipment replaced together: the outdoor condenser, the indoor air handler, and the evaporator coil. Replacing only one when the others are aging is a common way to end up paying twice, because mismatched components run inefficiently and can void manufacturer warranties.
Most quotes we see for a full residential replacement land between $6,000 and $14,000 installed. The spread comes down to tonnage (a 1,200 sq ft bungalow needs far less capacity than a 3,000 sq ft two-story), SEER2 efficiency rating, and whether the existing ductwork is sound. Homes built before the mid-1990s frequently need duct repair or replacement at the same time, which adds cost but dramatically improves how the system performs.
We finance the complete installed project rather than just the equipment. That means ductwork, a smart thermostat, permitting, crane fees on tight lots, and haul-away of the old unit are typically all rolled into one loan amount. If it's on your contractor's quote, we can usually fund it.
Financing a new system when your credit is imperfect
Here is the thing most homeowners do not realize: the contractor quoting your job usually has exactly one finance partner. When that partner declines you, it feels like the market declined you. It did not. It means one underwriting model said no.
We submit the same file to more than thirty programs at once. Some weight recent payment history heavily. Some care far more about income and time at residence. Lease-to-own programs and Florida PACE assessments barely look at a traditional score at all, because they are secured differently. Running one application across all of them is a numbers game that works in your favor.
Approval decisions typically come back in fifteen to twenty minutes during business hours. Nothing in that process touches your credit score until you choose a specific offer and tell us to proceed.
Ask for the model number. A quote that says "4-ton 16 SEER system" without a model number cannot be verified or compared. With the model number you can confirm the efficiency rating, check the warranty terms yourself, and get an apples-to-apples second quote.
Why installation speed matters in a Florida summer
A dead air conditioner in July is not a comfort inconvenience, it is a genuine health risk for infants, older adults, and anyone with a respiratory condition. Indoor temperatures in an un-cooled Florida house routinely pass 90 degrees by mid-afternoon, and humidity does the rest.

Rural counties and the Panhandle can run an extra day depending on what the local supply house has in stock. You pay the contractor nothing up front — the lender funds them directly.
Sizing, SEER2, and the decisions that actually change your bill
Two numbers on your quote drive almost everything else: tonnage and SEER2. Tonnage is capacity. A contractor should determine it with a Manual J load calculation that accounts for square footage, insulation, window area and orientation, ceiling height, and duct condition — not a rule of thumb like "one ton per 500 square feet." Florida is the wrong place to guess.
Oversizing is the more common error and it is worse than it sounds. An oversized system satisfies the thermostat quickly, shuts off, and never runs long enough to pull moisture out of the air. You end up with a house that is 74 degrees and clammy, mold risk in the ductwork, and a compressor wearing out early from short-cycling. In a humid climate, correct sizing matters more than raw capacity.
SEER2 is the efficiency rating. Florida's minimum is 14.3 for split systems. Every step up costs more equipment money and returns lower utility bills. Because a Florida system runs eight to ten months a year, the payback window here is shorter than almost anywhere else in the country — but the curve flattens. The jump from 14.3 to roughly 16 usually pays for itself. The jump from 18 to 20+ often does not, unless you are staying in the house fifteen years.
Single-stage, two-stage, and variable-speed describes how the compressor runs. Single-stage is full blast or off. Variable-speed modulates continuously, runs longer at lower output, and dehumidifies dramatically better. If you have ever felt a house that is cold but sticky, that is a single-stage system doing what it does.
What a legitimate quote should show you
We see a few hundred contractor quotes a month, which gives us a decent sense of what a good one looks like. It should itemize equipment make, model number, and tonnage — not just "new 4-ton system." Model numbers let you verify SEER2 and check the manufacturer warranty independently.
It should state whether ductwork is included, repaired, or untouched. Ducts are the single most commonly ignored part of a replacement, and putting a high-efficiency system on leaking 1980s ducts wastes most of what you paid for. If a quote does not mention ducts at all, ask why.
It should list the permit as a line item. Florida jurisdictions require mechanical permits for equipment replacement, and an unpermitted install becomes your problem at resale when the inspection turns it up. A quote noticeably cheaper than the others is often cheaper because it skips this.
Finally it should name the labor warranty separately from the manufacturer parts warranty. Parts are commonly ten years if registered. Labor is usually one to two years from the installing contractor, and that gap is where surprise bills live in year six.
