Condo and townhome installations are a bigger share of our volume here than anywhere else in the state, and they come with their own constraints: HOA approval, rooftop or closet placement, and sometimes building-specific equipment requirements.
Condos, HOAs, and permits
If you own a condo, confirm your association's requirements before scheduling. Many South Florida buildings restrict work hours, require certificates of insurance from the contractor filed in advance, and specify how condensate lines and rooftop units must be handled.
Miami-Dade and Broward also enforce some of the strictest permitting and wind-load requirements in the country. A licensed contractor handles this, but it is a reason to be skeptical of an unusually cheap quote — corners get cut on permitting first, and an unpermitted installation becomes your problem at resale.
South Florida specific: because systems run nearly year-round, higher-efficiency equipment pays back faster here than anywhere else in the country. Ask your contractor to model the utility savings against your actual FPL history.

Replacement costs here run slightly above statewide averages, generally $7,000 to $15,000 installed, reflecting stricter code requirements and higher labor costs. Salt-air corrosion protection is worth serious consideration anywhere near the coast, which in this market is most of it.

Runtime, equipment life, and why efficiency pays back faster here
A Miami air conditioner runs an estimated 3,500 to 4,000 hours a year. A Jacksonville unit runs closer to 2,200. That difference compounds in two directions and both matter to your decision.
First, equipment wears out faster. A compressor rated for a certain number of operating hours reaches that number in ten to twelve years here rather than fifteen to eighteen further north. When a South Florida contractor tells you a twelve-year-old system is near end of life, that is usually accurate rather than a sales tactic.
Second, and more useful: efficiency upgrades pay back faster here than anywhere else in the continental United States. The difference between a 14.3 SEER2 baseline unit and a 17 SEER2 unit is real money every month across twelve months, not four. On a house running $250 monthly summer cooling bills, that spread frequently justifies the equipment premium within five to seven years — and if you are financing anyway, the higher-efficiency unit sometimes carries a lower total monthly cost once utility savings are netted against the slightly higher payment.
Ask your contractor to model both options against your actual FPL or FPU usage history. Most can, and few volunteer it.
Condos, HOAs, and Miami-Dade permitting reality
Condo and townhome installation is a larger share of volume here than anywhere else in Florida, and it introduces requirements that do not exist in single-family work.
Most associations require the contractor to file a certificate of insurance naming the association as additional insured before work begins. Many restrict work hours — commonly 9am to 4pm on weekdays only — which can stretch a one-day job across two. Buildings with rooftop condenser placement may require crane scheduling or freight elevator reservations, both of which have lead times.
Some associations specify equipment requirements outright: maximum decibel ratings for balcony units, mandatory condensate drain routing, or approved contractor lists. Start with your property manager rather than discovering these after you have signed a contract.
On permitting: Miami-Dade and Broward enforce among the strictest mechanical and wind-load codes in the country, a direct legacy of Hurricane Andrew. Equipment tie-downs, disconnect placement, and clearances are all inspected. This is genuinely good — it is why South Florida equipment survives storms that destroy units elsewhere — but it makes installations cost more and take longer than in most markets.
