What a system costs before financing
Full HVAC system replacement in Florida typically runs $6,000 to $14,000 installed. Condenser-only AC replacement runs $3,500 to $7,500. Furnace replacement runs $4,000 to $9,000. Single-zone mini-splits run $3,000 to $6,000, and multi-zone systems $8,000 to $18,000.
The spread within each range comes down to tonnage, SEER2 efficiency rating, ductwork condition, and site access. A tight South Tampa lot requiring hand-carry costs more in labor than a suburban Wesley Chapel driveway.
Terms and what they do to total cost
Terms across our lender network run three to twelve years. This is where most homeowners make an avoidable mistake: they compare monthly payments and ignore total cost.
A $10,000 system at a given rate over five years and the same system over twelve years produce very different monthly payments and very different total costs. The twelve-year payment looks affordable. It is also, frequently, thousands more in total. We show you both numbers side by side for every offer, because only seeing one of them is how people end up surprised.
The number that matters: total cost across the full term, not the monthly payment in isolation. A low payment stretched long can quietly cost more than a higher payment over a shorter term.
How credit tier affects your offer
740 and above
Promotional zero-percent APR periods and long-term low fixed rates. Zero down should be your baseline expectation, not a negotiation. If a contractor offers you a lease at this credit level, get a second quote.
700 to 739
Most promotional programs remain available, along with competitive fixed rates. Deferred-interest offers are common.
620 to 699
The largest group we finance. Deferred interest, reduced-rate promotions, and standard fixed-rate installment loans. The specific lender matters most in this band — the same file gets materially different pricing depending on where it lands.
Below 620
Second-look lenders that price for risk rather than declining outright. Rates run higher and terms may be shorter, but zero-down remains common. The payment is real money; so is not having air conditioning in August.
No score
Lease-to-own and Florida PACE. These cost more over the full term, and we will say so plainly. They exist to approve people conventional lending will not, and for that specific situation they are legitimate tools.
Deferred interest, explained honestly
Deferred-interest promotions advertise no interest if paid in full within a window, commonly twelve to twenty-four months. The mechanic people miss: if any balance remains when the window closes, interest is typically charged retroactively from the original purchase date, not from the end of the promotion.
A $9,000 system on an eighteen-month deferred plan is excellent if you can clear $500 a month and finish it. If you make minimum payments and carry a balance past month eighteen, you can owe interest on the entire original amount for the whole period. Know which situation you are in before choosing this structure.
Fees
We do not charge application fees, and neither do the lenders we work with on the loan side. Florida PACE assessments carry administrative fees built into the assessment. Lease programs sometimes require the first payment up front. Any fee attached to a specific offer is disclosed before you commit to it.
