What the soft credit check actually means
Pre-qualification uses a soft inquiry. Other lenders cannot see it, it does not appear on the version of your report that generates your score, and it cannot lower your score no matter how many times you do it. This is the same mechanism that lets credit card companies send pre-approved offers in the mail.
A hard inquiry — the kind that can shave a handful of points temporarily — happens only when you select a specific offer and tell us to proceed with a formal application. We tell you before that happens. Nobody at CoolCredit FL will pull your credit hard without saying so first.
What can slow it down
Most files move through in a day. The ones that do not usually stall for predictable reasons, and knowing them in advance is the easiest way to avoid them.
Property type discovered late. If the home turns out to be a rental, a manufactured home, or a second property after we have already submitted, the file unwinds and restarts with different lenders. Telling us at the start costs nothing and saves days.
Name mismatches. The application name needs to match the name on the property records and your identification. Recently married, recently divorced, or a file under a maiden name will trigger verification steps.
Uncommon equipment. Approval can be instant and installation still slip a day if the local supply house does not stock the tonnage or efficiency tier your contractor specified. This is more likely in Ocala, Lakeland, Daytona, and the Panhandle than in the major metros.
HOA or condo requirements. Associations frequently require an insurance certificate on file and restrict work hours. Those have lead times that no amount of financing speed can compress.
Weekend and holiday timing. Lender underwriting desks have hours. A Saturday afternoon application often gets a preliminary answer quickly but final documentation Monday.
Why speed is the whole point
In July, every reputable HVAC company in Florida is booked. The homeowner who has financing locked at 10am claims the afternoon slot. The one waiting on a bank decision until Thursday takes whatever is left next week. That gap is the difference between two nights of discomfort and ten.
It is also why we submit to thirty lenders at once rather than sequentially. Serial applications take days. Parallel applications take minutes.
