Where mini-splits make the most sense
A ductless mini-split pairs a small outdoor compressor with one or more wall-mounted indoor heads, connected by a refrigerant line through a three-inch hole in the wall. No ductwork required, which is the entire point.
The Florida use cases are consistent. Converted garages that the central system was never sized to handle. Additions and Florida rooms built after the original HVAC design. Older bungalows and historic homes in neighborhoods like Seminole Heights or Springfield where adding ducts would mean tearing into plaster. Detached workshops and ADUs. And second-story bedrooms that run consistently hotter than the rest of the house.
What mini-splits cost and how we finance them
A single-zone mini-split typically runs $3,000 to $6,000 installed. Multi-zone systems serving three or four rooms range from roughly $8,000 to $18,000 depending on head count and capacity.
Because single-zone installs are relatively small financed amounts, they clear underwriting easily across most of our lender network — including for applicants with thin or damaged credit files. Multi-zone projects are financed the same way as a full system replacement.
Rinse the filters monthly. Mini-split filters are washable screens, not disposable cartridges. Neglecting them is the single most common cause of poor performance and the musty smell people blame on the equipment.
Efficiency and humidity control
Mini-splits use inverter-driven compressors that modulate continuously rather than cycling on and off. In practice this means they hold temperature more tightly and, importantly for Florida, pull humidity out of the air far more consistently than a single-stage central system.
They are also zoned by design. Cooling only the rooms you occupy, rather than conditioning the entire house to serve one hot bedroom, is a straightforward way to cut a summer electric bill.
Sizing, head placement, and the mistakes that ruin a mini-split
Mini-splits fail to satisfy people for two predictable reasons, and both are installation decisions rather than equipment problems.
The first is oversizing. Because mini-splits are sold by BTU and the numbers look small, there is a temptation to round up. An oversized head in a small room reaches setpoint almost instantly, throttles down to minimum, and stops removing humidity. You get a cold, damp bedroom. Inverter systems tolerate oversizing better than conventional equipment, but they do not fix it.
The second is placement. The indoor head should blow along the length of a room, not into a wall six feet away. It should not sit directly above where someone sleeps or works, because even quiet airflow becomes irritating over hours. And it needs clear space around it — furniture or curtains crowding the intake starves the unit.
Line set length matters too. Every manufacturer specifies a maximum distance and a maximum vertical rise between the outdoor unit and each indoor head. Exceeding it degrades capacity and can require additional refrigerant charge. On a detached workshop or a far corner addition, ask specifically whether the run is within spec.
Multi-zone tradeoffs and maintenance reality
Multi-zone systems put several indoor heads on one outdoor condenser, which looks efficient and often is. But there is a design tradeoff worth understanding: on many multi-zone systems, the outdoor unit modulates to serve the total demand across all zones. If only one small bedroom head is calling, the compressor may run above the ideal output for that single zone, which reduces the efficiency advantage that made you choose a mini-split in the first place.
For two or three zones used simultaneously, multi-zone is usually the right answer. For zones used at very different times — a workshop occupied Saturdays and a bedroom occupied nightly — separate single-zone systems sometimes perform better and cost less to repair, since a condenser failure takes down one room rather than four.
Maintenance is genuinely different from central systems. The indoor filters are washable screens that need rinsing every few weeks, not annual replacement. Skip it and airflow drops, efficiency falls, and the blower wheel accumulates biofilm that produces a distinct musty smell. Deep cleaning a neglected mini-split head requires a professional and costs real money — vastly more than the ten minutes of rinsing that would have prevented it.
The condensate drain is the other watch item. Mini-split heads drain by gravity through a small line, and a clogged line backs up into the head and drips down your wall.
