What happens after you submit

First, we look at the file

A specialist reviews what you sent and identifies which of our thirty-plus lender programs are the realistic fits. This is the part that makes the difference — sending a file to the wrong underwriter wastes the only thing that matters when your house is hot, which is time.

Then lenders respond

We submit to the matched programs simultaneously rather than one at a time. Responses typically come back within fifteen to twenty minutes during business hours. Nothing in this step affects your credit score, because pre-qualification uses a soft inquiry.

Then you choose

We walk you through the offers in plain numbers: rate, term, monthly payment, and total cost across the full term. We will tell you which offers are leases rather than loans, and why that distinction matters. You decide. Nothing happens automatically.

Then we find you a contractor

Licensed, insured, Florida-based, and already vetted. In the major metros, installation is usually the next day. You pay the contractor nothing up front — the lender funds them directly.

What we will ask and why

The form is deliberately short, and every field on it is there because a lender needs it to route your file.

ZIP code determines which contractors we can reach and which regional lender programs apply. Florida PACE availability in particular varies by county because it requires the local government to have established a district.

Project type changes the financed amount range, which changes which lenders are realistic. A $3,000 mini-split and a $13,000 full system replacement go to substantially different programs.

Credit range is self-reported and we do not verify it at this stage. It exists purely so we submit to lenders likely to approve rather than wasting a day collecting declines. If you are unsure, choose "not sure" — guessing low costs you nothing and guessing high can cost you time.

We do not ask for your Social Security number, income documentation, or bank information on this form. If you proceed with a specific lender offer, that lender collects what it needs directly.

What happens if you are declined everywhere

It is uncommon but it happens, and we would rather set the expectation than pretend otherwise. When conventional lenders, second-look programs, lease options, and PACE all come back no, there are usually three remaining paths.

A smaller financed amount frequently clears when a larger one does not — a targeted repair or a condenser-only replacement instead of a full system. A co-signer with stronger credit changes the file materially on some programs. And in some counties, utility or county assistance programs exist for cooling emergencies, particularly for households with elderly residents or documented medical need.

We will point you toward whichever of those applies rather than simply telling you no and hanging up.
